EICRs and PAT testing, explained

What it is

An EICR (Electrical Installation Condition Report) is a thorough inspection and test of the fixed wiring in a property: the fuse board, circuits, sockets and lights. It tells you whether the installation is safe to keep using and what, if anything, needs attention.

PAT testing checks portable appliances, from kettles to power tools, with clear records you can keep on file.

We carry out landlord EICRs and PAT testing across Ivybridge, Plymouth and the South Hams, including the many holiday lets along the South Devon coast.

Who it suits

  • Businesses, offices and shops

Rules & regulations

In plain English

A simple overview to help you plan. We check the details for your property at survey.

Landlords (England)

Private landlords must have the electrical installation inspected and tested at least every five years, give a copy of the report to tenants, and fix any issues the report says need attention within the required time.

Codes on the report

C1 means danger present, C2 potentially dangerous, and FI further investigation needed. Any of these makes the report unsatisfactory. C3 means improvement recommended.

PAT testing

The law requires electrical equipment at work to be kept safe, but doesn’t set a fixed PAT frequency. How often depends on the type of equipment and how it’s used. We’ll advise.

NICEIC

Our reports are completed by our NICEIC-registered team, so the work is independently assessed.

FAQs

Common questions

How long does an EICR take?

We’ll give you a good idea when you book! It depends on the size and condition of the property.

How soon will I get my report?

Speedily! It’s usually within 5 working days, with a plain-English explanation of anything we find.

What if my EICR is unsatisfactory?

Don’t panic, we’ve got you! We explain what was found in plain English, can quote to put it right and then re-test.

How often do I need PAT testing?

We’ll suggest a sensible schedule! There’s no fixed legal interval; it depends on the equipment and how it’s used.

Will the power be off?

Yes, but only briefly! Parts of the test need circuits switched off for short periods, and we’ll always let you know before we do.
